What this job involves – The Lead Operating Engineer for all HVAC & Mechanical Systems is responsible for the operational management and effective daily leadership of the HVAC and Plumbing Engineering team members. Primary objectives include safely, efficiently, and effectively operating building systems including operations, maintenance, and repairs.

The Lead Operating Engineer must ensure the highest level of professionalism and customer service, while meeting the Client’s needs. Responsible for protecting and improving the value of the client’s assets and ensuring that building engineering systems continue to perform their intended function.

What is your day to day?

Oversees and performs operations, repairs, and maintenance of all HVAC equipment, plumbing, and any systems that deal with heating ventilation and air conditioning to include the following critical systems:

chillers, boilers, cooling towers, air handling units, heat exchangers, pumps, valves, VAV boxes and other mechanical HVAC systems.

Supervise HVAC and Plumbing engineers, provide guidance and training, and personal development.

Assist in coordinating day to day work activities for the engineering team.

Assist Chief Engineer with maintaining site compliance programs under JLL directive.

Assist Chief Engineer with major projects performed at the campus to assure they are properly planned, executed, and closed out in accordance with standard industry practices.

Respond to a wide range of mechanical and electrical problems and troubleshoot and repair.

Performs predictive, planned, preventative and reactive maintenance as well as conducting equipment rounds and service requests as directed. Performs maintenance in accordance with the CMMS plans. Assist with the development and improvement of preventative maintenance programs, schedules, work instructions, SOP’s and operational procedures.

Ability to perform visual and operational inspection of associated equipment and interprets specifications, blueprints and job standards to perform assigned duties.

Recommends measures to improve equipment performance and suggests changes in working conditions and use of equipment to increase efficiency of department, shop, or work crew.

Desired experience and technical skills

Required:

Minimum of a high school diploma and trade school or apprentice program.

Must be able to read and understand mechanical blueprints, electrical schematics, equipment specifications, and O&M’s.

Have experience with building and control systems.

Mechanical License required.

Valid driver’s license required.

Preferred:

Have strong PC skills along with common applications associated with interoffice communication.

Experience in oral and written communications in a concise and timely manner.10+ years of experience in all aspects of HVAC systems and building engineering, with a strong background in technical aspects of machinery, plumbing, electrical, equipment repair and maintenance.

Proven leadership experience is preferred
